AGI Palace Group, a joint venture between Abu Ghazaleh Investments (AGI), a family-owned Dubai investment firm, and ultra-prime developer Palace Group, has selected New York-based architectural firm Kohn Pedersen Fox (KPF) to lead the design of their first joint project, The Cliffs, along the Dubai Water Canal.

Renowned for excellence in design, KPF has delivered iconic projects worldwide, including Dubai’s Atlantis The Royal, Abu Dhabi’s Zayed International Airport Terminal A, Hong Kong’s Rosewood, and New York City’s One Vanderbilt.

The appointment of KPF aligns with AGI Palace Group’s ambition to create a landmark residential address that introduces a sophisticated new standard to Dubai’s luxury market. Located in the sought-after Jumeirah district on the south side of the Dubai Water Canal, The Cliffs is set to make a lasting impact on Dubai’s skyline.

Spanning a prime plot of 185,339 square feet, the development will feature high-end, ultra-luxury residences with an estimated value of $1.1 billion. At its foundation, a state-of-the-art wellness club and 250,000 square feet of curated landscaped gardens will offer an unmatched standard of living.

Amir Abu Ghazaleh, Chairman and Founder of AGI, stated that the collaboration with Palace Group aims to elevate the Dubai Water Canal’s luxury offerings. “We look forward to our continued, trusted collaboration with KPF to bring our vision to life,” he said.

Wissam Damaa, Founder and CEO of Palace Group, emphasized the group’s dedication to redefining luxury living standards in Dubai.

“Our inaugural project, The Cliffs, will be a distinctive addition to the Dubai Canal skyline,” Damaa stated.

Hana Kassem, Principal at KPF, explained that the design draws inspiration from the natural landscape, with a sculptural, terraced silhouette resembling the Emirates’ unique rock formations, carefully crafted to offer expansive views of the park, waterfront, and Dubai’s skyline.

“Our goal was to create an urban oasis and bespoke living experience focused on wellness and leisure, a destination with timeless architecture that stands as a landmark for the city,” she added.

Drawing inspiration from the rugged rock formations of the Arabian desert, the architecture embodies two towering mountain peaks separated by a lush, green valley, achieving a balance of harmony and refined contrast. The cliff-like façade combines bold horizontal lines with gentle, flowing shapes, while warm, earthy tones that echo the local landscape are accented by vibrant mineral hues. This development seamlessly merges wellness and luxury, with a design that weaves nature and water into every aspect of the living experience.
